In Focus: Dawnvale – Redefining Stadium Hospitality Through Operational Design

As football clubs continue to look beyond matchday income, hospitality has become one of the most important commercial battlegrounds in the modern stadium.

For Dawnvale, a Greater Manchester-based specialist hospitality fit-out and manufacturing contractor, the opportunity lies not only in creating premium environments, but in designing spaces that work harder, serve faster and generate stronger returns.

Dawnvale has built its reputation across three decades of work with leading hospitality operators, including well known high street restaurant brands, before transferring that operational knowledge into the stadium, arena and leisure sectors. Today, the business is supporting clubs and venues with projects that range from premium lounges and concourses to kitchens, bars, VIP areas and multifunctional event spaces.

That experience has helped Dawnvale develop a distinctive proposition: fit-out that starts with the customer experience but is tested against operational efficiency and commercial performance. As Managing Director John Berry explains, the company’s background in restaurants means it approaches stadium work differently.

“Because we come from the restaurant industry, we’re bringing premium high streets into stadiums,” he says. “We’re doing it quicker and better, so we’re involved in a lot of projects. And it’s not just stadiums now, it’s arenas as well.”

Designing for revenue, not just appearance

For clubs investing in hospitality, aesthetics are only part of the equation. The best spaces must look impressive, feel premium and deliver a clear return on investment. Dawnvale’s approach starts by asking how an area will operate once it is live: how staff will move, how quickly food and drink can be served, how many guests can be accommodated and whether the space can maximise income during a relatively short matchday window.

“A lot of people can build a beautiful restaurant or a beautiful hospitality area,” says John. “But because of our expertise, we look at the operational aspect of it. That will generate revenue and ensure a return on investment can be made a lot quicker.”

That operational focus is particularly important in football, where hospitality is often delivered within a narrow time frame before, during and after the game. A premium lounge or concourse may have only a few hours to serve guests, manage demand and deliver the experience that supporters have paid for.

Working within budgets and deadlines

In a sector where capital investment must be justified, Dawnvale also plays a role in helping clubs manage budgets, challenge assumptions and identify practical solutions. The company works alongside clubs, interior designers and project teams to ensure that concepts remain achievable without compromising the long-term performance of the space.

“We can look at how it’s going to operate, what level of hospitality it’s going to be and ensure we’re creating a venue that covers its costs and starts generating revenue as quickly as possible,” John noted.

“We can make sure that it looks the way it was designed, but we’re also going to make sure operationally it’s going to deliver as promised.”

That combination of cost control and operational insight can make a significant difference. In one recent example, Dawnvale identified that a proposed room layout would not achieve the required capacity once furniture was installed. By intervening early, the team redesigned the furniture to protect seating numbers and the associated seasonal revenue.

Delivery speed is another key consideration. Clubs typically want major refurbishments completed during the summer break, but fixture calendars can create additional opportunities. Dawnvale has learned to work around international breaks, away matches and other windows to help projects stay on track without disrupting operations.

“If there’s a delay, that could be a loss of revenue over a number of games during a season, which is a huge cost,” John says. “What we’ve learnt from working with clubs is that we can manipulate international breaks and away games to get these jobs done.”

Creating spaces that fans want to return to While financial performance is essential, the starting point remains the fan experience. Hospitality guests now expect more than a seat and a meal; they want quality food, efficient service, atmosphere and a space that feels appropriate to the level of ticket they have purchased.

“It’s all about the fans,” John explains. “Whatever you’re promising that fan, you need to make sure you’re able to deliver it. With our operational experience, we can make sure you’ve got the assets to deliver as you should.”

The rise of premium hospitality has also changed what clubs are asking from their venues. Fine dining, quality wines, elevated views and more relaxed lounge environments are increasingly part of the offer. Sky Bars are becoming more popular because they combine a distinctive vantage point with strong commercial appeal.

“Technology is playing an ever-bigger role too and that can make things a little bit easier,” says John. “But ultimately people want an excellent level of service and they want excellent food.”

The 365-day stadium

Modern stadiums are no longer designed solely around matchday. Clubs increasingly want venues that can generate revenue throughout the year, hosting corporate events, weddings, conferences and private functions. For Dawnvale, that means building flexibility into the furniture, layout and operational infrastructure from the outset.

“Every stadium we work in now, everyone’s saying it’s got to work 365, 24/7,” says John. “Ninety percent of the areas that we do now, everything is movable.”

That adaptability is evident in projects where large hospitality areas can be reconfigured for different uses. Movable seating, removable booths, multiple bars and integrated screens can allow a venue to move from football hospitality to business events or social occasions without losing its premium feel.

For clubs, this flexibility can unlock revenue long after the final whistle. It also supports a broader trend in venue development: treating the stadium as a year-round destination rather than a facility used only on matchdays.

A turnkey partner for clubs and venues

Dawnvale’s in-house capabilities, including furniture manufacturing, joinery, commercial kitchens, bar fabrication (supported by dedicated project management, estimators, CAD, QS, and site delivery teams), enable the business to support clients from concept through to final delivery.

John describes the company as a fast-operating turnkey business, able to manage the many moving parts that sit behind a successful hospitality project. His advice to clubs considering investment is straightforward: put the right team in place early and complete proper due diligence before committing to a scheme.

Dawnvale’s role can then extend beyond fit-out into cost control, health and safety, operational planning and final delivery. For many clubs, the commercial case is becoming increasingly clear. Fans are prepared to pay for a better experience when the product is right, and clubs that invest intelligently can create spaces that serve supporters, strengthen venue reputation and generate measurable returns.

As he puts it: “If you are willing to put the investment into it, the fans will pay.”
